Planning made clear. For everyone.

Planvia is a planning intelligence platform created by architects to help anyone understand what can be built, where, and with what chances of approval.

Who we are

We are architects.
We work with planning applications every day: designing projects, researching precedents, analysing policies and dealing with local authorities.

Over the years, we realised that the biggest obstacle was not the rules themselves, but the way planning information is presented: fragmented, slow to access and difficult to understand for most people.

Planvia was born directly from this experience.

The problem with planning information

Most planning data already exists, but it is locked inside council websites that are hard to navigate and slow to use.

Searching applications is often limited, filtering is basic, and comparing what neighbours have done nearby takes a huge amount of time. For non professionals, understanding planning outcomes is even harder.

We believed planning information could be presented in a clearer, faster and more visual way, without requiring technical knowledge.

Why we built Planvia

Planvia transforms complex planning data into something that anyone can understand.

Instead of scrolling through long lists and PDFs, users can explore planning activity visually, see patterns and understand outcomes at a glance.

Our goal was simple: make planning information readable, intuitive and useful for real decisions.

Designed for everyone

Planvia is not only for professionals.

It is designed for:

  • homeowners who want to understand what they can do with their own property
  • people who want to see what their neighbours have already built
  • estate agents assessing development potential
  • architects, developers and surveyors who need fast and reliable planning context

No technical background is required.

A visual way to understand planning

At the core of Planvia is an interactive map that shows all nearby planning applications in a clear and intuitive way.

Each application is colour-coded:

  • green for approved
  • yellow for pending
  • red for refused

This allows anyone to immediately understand what is happening in an area, identify successful patterns and assess planning risk visually.

Planning becomes something you can see, not just read.

What Planvia provides

Planvia brings together:

  • nearby planning applications
  • approval and refusal outcomes
  • timelines and trends
  • relevant planning policies
  • spatial context through interactive mapping

All in one place, organised and easy to explore.

Our vision

We believe planning information should be transparent and accessible to everyone, not only specialists.

Better access to planning data leads to better decisions, fewer wasted applications and more informed projects.

Planvia exists to remove uncertainty and replace it with clarity.

If your neighbours have done it, you should be able to see it.
